At Able 2 Let we pride ourselves on providing a personal and professional level of service to both landlords and tenants.

Landlords need look no further than Able 2 Let we can cater for all your letting needs.  We aim to provide all our landlords with exceptional personal and professional service.  We can offer a property management service or we can just find you suitable tenants.  Landlords are welcome to call in person to our office and we will discuss their requirements in a private and personal manner or give us a ring on 0872286764.

For tenants we are located next to the town centre and our office is always welcoming and friendly, perspective tenants are welcome to call in and discuss their requirements on a one to one basis or simply give us a ring on 0872286764. Tenants are welcome to register their requirements with ourselves and once we have found the suitable for them we will email them the details.

LET ONLY on your property we offer the following:

(A) Marketing of your property including property details on web listing on Daft.ie and www.able2let.ie

(B) We will liaise between you and your prospective tenants and manage any negotiations

(C) We will check all references for prospective tenants

(D) We will draw up the tenancy agreement between you and prospective tenants

(E) We will set up standing order between you and prospective tenants

(F) We can arrange for BER Cert to be done for you should you require the service

(G) We can arrange and file the PRTB registration

(H) We will transfer any utility bills into the tenants name e.g. ESB, Gas, Water, etc.

 

RENT & MANAGEMENT  on your property will include the entire above plus:

(A) Monthly rent collection, transferring the rent on a monthly basis less our agreed fees

(B) Issuing Landlord with monthly rental statement

(C) We will hold the tenants deposit in our Client Deposit Account

(D) Arranging all repairs and maintenance as necessary

(E) As per lease we will inspect your property every 3 months

(F) We will organise all tenancy renewals

(G) We will attend any management meetings if you wish us to

(H) At end of tenancy we will inspect property and arrange return of deposit held
